Vale Vets will be moving to a larger premises in Barry after the Vale of Glamorgan approved a change of use application.

The decision, made by the council on Monday, October 30, allows for the transformation of the unused industrial units 18 and 19 at Ty Verlon Industrial Estate into a veterinary practice.

Previously, these units housed a beads and craft company and a delivery service.

The move comes as a result of the 'successful growth' of the family-run Vale Vets, which was first established in units 7 and 8 of the same estate approximately 10 years ago.

Since then, the practice has expanded with additional centres in both Cardiff and Newport, employing a total of 31 staff, including veterinary surgeons, nurses, reception, and support staff.

The application said: "Whilst the Barry practice is the founding office and headquarters to the business, it has now outgrown the building which is constraining further growth.

"The proposed change of use will help to relocate the headquarters within a very short distance within the estate, supporting the business into the future."

The industrial units will undergo some changes.

The existing profile sheeting for the walls and roof will be retained.

However, the roller shutter doors are set to be replaced with glazed entrance doors and windows.

Additionally, metal security fencing will be installed at the boundary, with vehicular gates to enclose the parking area.

As part of the council’s approval, work on the units must start within five years and adhere to the approved plans.

The usage of these units is specifically restricted to Vale Veterinary Centre as a veterinary surgery.

If the centre ceases operations, the units will revert to their original industrial classifications–either Class B1, B2, or B8.

Before the new units can be used as a veterinary centre, the current units 7 and 8 must cease operations as a veterinary centre and revert to their original industrial classification of either B1, B2 or B8.

An approved Biodiversity Enhancement Strategy must also be implemented before the new units are used as a veterinary centre.

This strategy includes measures such as bird or bat box provision, landscaping features, and additional ecological enhancements.
